Orega brings a second flexible workspace to Solihull, complementing its first in Birmingham city centre
Flexible workspace provider Orega has signed a new partnership agreement with Scottish investment company Abrdn to create a state-of-the-art flexible workspace at Ingenuity House in Solihull.
Spanning an impressive 30,500 square feet, this flexible workspace will undergo a comprehensive renovation, resulting in approximately 550 workstations across the ground and first floors of the building. Ingenuity House itself is a distinctive, environmentally conscious office building spanning 114,635 square feet over five floors, boasting Grade A specifications.
Ideally positioned within one of the UK’s premier commercial hubs, adjacent to Birmingham International Airport and Railway Station, and in close proximity to the NEC, Resorts World and the Birmingham Interchange at HS2 (currently under construction), Ingenuity House is set to benefit from the future HS2 project, which will reduce travel time between Birmingham and London from 1 hour and 21 minutes to just 52 minutes.
This venture marks Orega’s second building in the Midlands as they already have a flexible workspace at The Colmore Building. This new Solihull-based workspace is due to open in January 2024. In a separate arrangement, Orega has already pre-committed 150 workstations on the first floor to a prominent financial services firm, showcasing the demand for ‘flex’ workspaces in the region.

The popularity of flex space has been growing in Birmingham. According to CBRE, the city now has 650,000 sq ft of flex space, an increase of 37% on 2022. Average occupancy rates in the city are high- at 85%.”
