Relentless Developments seals major deal with UK tech giant Arm
Relentless Developments has secured a significant deal with UK tech heavyweight Arm, marking a major expansion for the company in Manchester city centre.
The agreement represents the largest letting at the £400 million landmark St Michael’s development to date and the biggest commercial property deal in Manchester in two years. Arm is set to occupy 68,860 sq ft across the third, fourth and fifth floors of No.1 St Michael’s, more than doubling the size of its current 29,000 sq ft office at 11 Portland Street.
The move to the state-of-the-art premises at St Michael’s aligns with Arm’s strategic growth plans for the North. The advanced computing firm, renowned for its processor design and software platforms, operates an international property portfolio spanning 27 offices across 16 countries.

Valued at $140 billion, Arm is a cornerstone of the UK’s tech industry. By moving into St Michael’s, the company joins a roster of high-profile global brands, including financial intelligence firm S&P Global and international law firms Pinsent Masons and Hill Dickinson, all of whom will make St Michael’s their Manchester base.
No.1 St Michael’s is set to be Manchester’s first fully Net Zero Carbon commercial development in its operation and construction. The nine-storey building offers world-class office space and features a Japanese-Peruvian rooftop restaurant by Chotto Matte. It is designed to achieve industry-leading standards in sustainability and employee wellbeing.
